Selling a Home - Advice

    BTW, I am using a mortgage broker. She is quoting 5.75% on a 30 year fixed jumbo loan. I just want to find out what the going rates are to know if I am getting the best deal or not.

    Nice landscaping definitely helps.

    Also, reduce clutter, as it makes the house look better.

    The more you make your house look well cared for, the higher price you'll usually get.

    We did alot of pre-work on our house and ended up getting almost $2.00 a sq/ft. over what the rest of the neighborhood was selling for (sold our house on the 3rd showing).

    I sell real estate (not in Houston) but whenever I have a client that needs to sell quickly I recommend that he offer a bonus to the buyer's agent (anywhere from $500 to a percent or even more). Think about it from the agents showing the properties perspective, if they are showing 10 homes in the same price range and they see they'll earn 33% more for doing the same work, which one do you think they'll show first and push the hardest? Also incentives like paying buyer's closing costs, etc. can help as well. Hope this helps!

    Thats a good point too.

    The chic thing to do lately, is for a buyer to ask for closing cost assistance. We ended up giving a $1,000 BTSA to the agent and $1,000 to the buyer. Sold it in 4 days after adding that in the MLS.

    NY does not offer reciprocity so you can scratch that off your list - and their BAR exam is supposed to be a lot tougher than Texas.

    I can't believe you can buy houses for less than $300,000. I wish I still lived in Houston.

    Ran the comps again - I think I'm prolly a little too high still.

    I bet if I come down 5-8k it'll get some offers. Also added in the incentive bonus to buyer's agents for whoever's client ends up buying...

    As an added bonus if anyone here refers anyone who ends up buying, I'll buy you two nice Rockets tix! ;)

    It's one great reason not to live near the East or West coast. But it also depends on where in Houston or any major metro area you live. If you live in the boonies like codell, you can build big houses relatively cheap. I've seen 4 and 5 bedroom houses around Ft. Worth going for around $150,000-$250,000. We're talking 3500-4500 sq. ft. But then it is Ft. Worth... :)

    Hire a model to sun bathe in the neighbors lawn. half naked. Cost about $1,000, but will net you about $40,000- 50,000 in value. you'll get a buyer. Retail value of your home in DC, about $700,000

    1 acre, heavily wooded in a gated community
    2 story, 2900 sq. ft. living
    3 garage garage
    sprinkler system
    all stainless steel appliances (with hood)
    cherry kitchen cabinets
    Rinnai tankless water heater
    Central vacc
    custom wood/wrought iron stairs
    rounded corners on the drywall
    recessed lighting throughout
    custom front mohagonly door
    hard wood floors in 30% of the house
    custom built-ins for the living room, study, master bedroom
    custom tile shower/bathtub in master
    top of the line a/c/furnance with a Pure Air System (for allergies) w/ UV light
