that's whats stinks about most of the houses in the heights...usually multiple bed rooms with only 1 small bathroom. And very little closet space
I worked at a small video store on 17th and Shepherd which is no longer there way back in the mid-90's and am familiar with the neighborhoods. Historic Heights has some awesome houses, and value is skyrocketing now. There are brand new CONDOs popping up everywhere, new businesses being established, beautification of streets, educational institutions improving their standards, etc., that add to the value. In my opinion: VALUE, LOCATION, > SIZE (that's what she said), PRICE I am in the market for homes, homes. Thank you for offering this to us CF'ers, Jeff.
I live in Oak Forest (north of the Heights and 610 Loop) and my next-door neighbor's house sold last year for that much. I could probably get close to that much for my house and I have less than 1400 square feet. Jeff's location is way more "prime" than mine is. Sounds like a bargain.
I can't believe how much the Heights has blown up since I left Houston (in 1991). It's a nice looking old-school house, for sure. However, $239K for window units is amazing. I know you'll get the price. I'm just in awe...
I also live in The Heights in one of the newer construction homes, and $239k is actually a bargain for a bungalow like this.
location is everything. heights prices will continue to rise. you guys should see what you can get in NYC for 239... diddlyZOMG!
On the price, this is actually right in range with other homes in the area. Truthfully, if I had repaired every last little thing, put granite in the kitchen and moderately re-modeled the bathroom, I could get over $300k. Whoever buys it could, if they so chose, put maybe $40k worth of work into it and probably turn it for $320-$340k. If I had the money, I'd do it myself.
