Is it easy to sell a house?

    On the very first link, look at the bolded section (5th line). It mentions real estate agents in passing. Obviously real estate agents are not the chief players in the appraisers accusations, but they are affected to by it.

    None of your research explains, shows or proves how a real estate agent can blackball an appraiser.

    My wife, a broker and a friend of hers, also a broker, are sitting in my living room with me and both just said in their combined 20 years in the business, only once has either of them had direct communication with an appraiser.

    The appraiser works for the lender and/or mortgage broker. Real estate agents have ZERO say so in who the lender and/or broker hire to do an appraisal and have ZERO ability to blackball an appraiser.

    Yea the crime rate jumped up in that area after you know what.. im wondering how much someone would be willing to spend a house on in that type of area.. for a 3-2-2

    I'm also a Realtor and haven't dealt with an appraiser directly. Each and everytime my client purchases a house, the Lender orders the appraisal. I need proof of this.

    Houses in Compton are worth a ton now, and LA is not a very safe city from my time there.

    O.k, you win. :)

    I don't deal with real estate brokers, but rather with institutions dealing with securitized mortgage loans like asset backed securities, mortgage backed securities and CDO's, etc... So I'll defer to you on this.

    I think the crux of the argument is that appraisals are overpriced in certain regions though for a number of reasons listed earlier.

    i don't think alief has a lot of upside. how much better of a neighborhood do you think it will become? i would pass.

    I live in the Cypress Springs area north on Fry and beyond FM 529 which is known as Black Horse Ranch. Very nice gated community with every amenity you could possibly think even your own golf course. Well things have been great for almost 2 years now but recently new developments right along Fry and 529 have caused the prices to decline for the entire area.

    Reason is that some very cheap builders have created ultra inexpensive communities right adjacent to where I live and so that has caused the value to be adjusted accordingly.

    Another factor is that some of the houses in those communities have seen an influx of Katrina victims relocate there and government has subsidized the housing and bought off a chunk of the homes on the market.

    This does not affect my community as we are completely cut off from the rest but the close proximity of these subsidized houses have made the value decline.

    This has been unfair to the whole area and right now I'm looking to sell my house and move to a new area.

    Sorry this has nothing to with race or anything but I am a smart business man and investor and cannot risk my property's value go down the drain. Simple as that and it's harsh but that is the truth. Money talks!

    I doubt Alief would attract a nice quiet envoirment but if the town could somehow remodel their shopping centers and fix the roads, it might attract some of the asian and hispanic community. Or so I hope.

    after closing costs and agent commission you still lose would owe money at closing.

    Newsflash: asians and hispanics commit crime too.

    as long as their are low rent apts. in that area, that area will stay bad

    i was just pointing out that they have a large asian and hispanic community in that area especially with the developments of more asian shopping centers and what not.

    You got that right. I was watching one of those house flip shows on TLC this weekend and some guy bought the smallest sh!thole house you've ever seen for about $360,000. :eek:

    I love Houston.
