    Boon? Are you kidding me? How so? I am in real estate development and have increasingly become a fan of zoning simply b/c it creates a better community.

    Having said that, I think its hard to see how zoning htown now will really help it much. All existing developments will be grandfathered, so its not simply taking say an industrial warehouse in a res area and saying goodbye. Additionally, most of the really nice res areas developing inside htown are becoming increasingly expensive such that you won't see soresights b/c the land is too valuable (look at whats happening in the heights). Finally, most of the new growth is happening in the burbs, a la Sugar Land, etc where things are regulated more closely than Delay's hair.
