not sure why everyone is so offended by this post...it's true. but reality is the similar number of things can be said for other cities. nyc: crowded, traffic, expensive, snow, rude people..
I have to give credit houston has done some public works projects like discovery green and the bayou park expansion. As a city it would be nice to invest in building cool things for the city in good times so people want to stick around. Otherwise other than having a job why would you move to houston?
Start buying soon. If I move back to Houston, I'll dread the traffic/weather, but if oil stays down house prices will settle lower and lower. There's some condos out there going for $300 that were previously $450-500, I'm waiting for the foreclosures.
Why do most people move to anywhere outside of NYC Miami or LA? Having a job is kind of a big deal. Cost of living is fair. I have tons of friends and family here. I can attend Houston sporting events and the drive to watch Baylor games isn't far. Great restaurants, pretty good night life, parks, museums, concerts.. It's not nearly as bad as some people make it seem. But really it is terrible. Tell people that.
price is but one component. While I'd agree that some areas could see a value drop between 15-20% - those are the anomalies and not the norm. home prices in MPC's should only decline modestly. depending on what you believe interest rates will do - the low cost of capital could make a small decline in value a better play than waiting. many people forget the fundamental rule of real estate - there is no nation, there is no market - it's incredibly localized. Making a bucket statement about an entire city is tabloid headline fodder.
2nd Quarter is when we'll start to see inventory really skyrocket, so naturally, that's when we'll start seeing a big price decrease. Early 3rd Quarter is when I'd pull the trigger personally if you're in the market.
I am looking to purchase a new house in the Sugar Land/Katy area. The subdivisions I am looking at are Riverstone, Telfair, and Cinco Ranch. Do ya think those subdivision will have ALOT better pricing sometime this year? Thanks.
Riverstone has seen a decline in sales compared to last year, one of the top in the area in terms of slower sales / builds. Telfair is pretty much built up....not sure what their prices are doing. If we stay in the Houston area, we're looking in the same area....although as far down 59 as perhaps Rosenberg / Richmond area. Otherwise, if work permits a relocation to the Round Rock area.
Wife's family is here, mine is there. I was here when I met her. She's really close to her family. I won't force her to move near mine.
