Ya no, the Burj is overpriced for sure and will need a correction. The surrounding area though is very affordable. As for the Burj taking up all the office space in town, that's just silly lol. Emirates Towers, when combined, has as much space as Burj Dubai and is so fully occupied that you wouldn't dream of finding a spot there. There are so many towers in Dubai, it's ridiculous. It will take time for the price of commercial space to drop more and for people to start finding it attractive, but it's something which will happen very soon. Don't underestimate the Arabian peninsula's ability to draw in people who will move to the Burj just to say they are in the Burj. It looked gorgeous today btw. Like somthing out of a 3D batman movie. Super proud of it.

Its an interesting idea but one that I question the return you are going to get from that much resources put into it. Although with something like the Burj Dubai it seems like if they had thought ahead they could've done some things like that to take advantage of the temperature difference between the bottom and the top to generate power.
