Stay north of the bayou if you can....that's the marker for the school district, and the value of the homes change because of that. Remember...a lot of people lost a lot of their money out here....a lot of people took a real bath in this market dive out here. They're nervous about the price of oil dropping like a rock...those are the things I hear out here the most. So it makes them less inclined to make major changes. It is FAR FAR FAR more of a buyer's market right now than it was in April/May of 2008, even. There are pockets of poverty in this area....the tendency from those in these communities is to label them as "those people." To overstate crime issues. Don't get caught in that. I'm involved in a very targeted ministry to some of these lower income apartment complexes, in particular. We serve some tremendous families in there and I've made lots of new friends there. I think the biggest part of the ministry is actually to the affluent, to witness to them that people are people...and just because someone doesn't make as much money as you, doesn't mean they're of any less worth...and oh, by the way...you have an assload of money so share some with people who really need a hand.
To be sure MadMax, the overwhelming majority of of people in those apartment complexes are family people. When I first moved to America we lived near that Lutheran Church on Gessner@Long Point (assuming it's still there). We lived in many complexes around this Spring Branch area back in the 70s. Then we moved north to near Acres Homes - still not affluent. My parents both worked two jobs at convenient stores - Circle K, Stop & Go, 7-Eleven... remember those names? However, even though most of the people there are great, I wouldn't move to say... the apartments at Beltway and 59S! The amount of crime that goes on there just overshadows the good people. But I do take to heart what you're saying and I believe you are doing a wonderful thing.
I don't really hear about crime on Long Point. I'm sure there is some. The Spring Valley PD is really vigilant (sometimes a little too much imo), so Spring Valley is pretty safe. We are zoned to Spring Branch Middle School and Memorial High School. The new bigger houses will probably start around 550k. I'm not sure about the others.
The best thing about living close to I-10 is that the government just spent $2.8 billion dollars building infrastructure that maintains the value of your home by adding convenience and utility.
Yeah, plus the big fact that it is done. Haha. None of the past years inconvenience and all of the benefit.
Fact of the matter is that there is crime everywhere. Even in super nice areas where you don't expect it. My neighborhood sends out crime reports and though we're not talking any serious serious crimes, sometimes it is shocking what is going on out there. When I lived in SV area, I never felt unsafe. Didn't really even use an alarm much...though do have a pitbull! you can search by new construction now on har.com the only new homes you can get for even $550k in spring valley'ish area are basically townhomes or similar - lot sizes 4,000 feet or less. there's a neighborhood kind of behind that Home Depot in between Chimney Rock and Voss that was like this - 3,000 feet house, 3,600 foot lot = $600k list price. the cheapest new construction detached single family house with a decent lot is listed at $775k. (4,000 sq. feet, 11,000 foot lot).
My dad owns a plot of land on Burkhart, which is South of Westview on Bingle. He is planning to start building. The houses next door and down the street are very nice, all new. On the market for 1 mil+
Yeah $550k is a little low. Still, its a bargain when you look at similar houses in Hunters Creek Village or Piney Point.
