    Dang it, B-Bob. :p

Lil Pun, how does it close if you're saying it only OPENs? Do you do this manually?

I thought I made it clear in my initial post but here we go again.

It opens fine by just pressing my remote control button or the button on the garage wall. I pull out of the garage and the button on the remote does not close it there is just a clicking noise from the opener. The garage door will close if I press and hold the button on the garage wall. That is the way I have been having to close it, the button on the garage wall.

Is it one of those security + remotes? Maybe try to reset the remote by holding down the button in the back of the unit for a couple of secs. Just a guess.

I assume you can just write down the model number in the back of the unit itself and give Chamberlain a call to see if it has rolling code technology. They should know by the series number I assume. The packaging/manual (doubt you kept it lol.) should say if it has rolling code or not . I know with the Craftsman remotes the blue button ones have rolling code but I'm not sure about the gray ones.

I tried lube to no avail. I checked my 'eyes' and sure enough one was blinking and that was the problem.

Usually if the door goes up, but does not come back down it's because of a sensor problem. Make sure the sensors are aligned with one another.

I don't know if you've tried this already, but :

One of the sensors may have 2 lights (say, red & green) and the other sensor on the opposite side may have one light (green). If the sensors are aligned, the red light may come on. If they're not, you won't see the light come on. You should be able to adjust at least one of the sensors (possibly without tools).

I had this same issue and that was the problem - maybe it's what's happening on your garage door, too.
