I would call around for quotes. My old house was on a 7000 sq ft lot. It had 6 zones and I got a quote for around $2000-2200. I ended up doing it...
You can't include property tax and insurance in your calculation, just principal and interest if you're trying to compare 15yr vs 30yr.
