Can anyone recommend a good refi company in Houston? Fortunate enough to buy in a neighborhood where values have increased quite nicely in the 3 years I've been there and would like to see about refinancing to pull a little equity out to pay off some bills & such. I've tried Zeus (heard about them on 610) and they've been horrible to deal with so far. TIA.

If you pay 0 closing costs they are going to build it into the rate. You have to look at the closing costs in relation to rate, etc.
I refinance in January basically through the internet. It was some joe schmo broker, and pretty poorly handled at close - missing paperwork, etc. - because the out of state title company wasn't that good... but I still ultimately closed at the best combination of rate and closing costs of anyone I spoke to, including local folks (austin).
