I'm not too familiar with these areas but hoping some of you live in these places and can help a LonghornFan out. Looking at around 300/400K budget. Any recommendations? Likes/ dislikes?

I'd consider the Montrose area -- of course it's between both Memorial Park and Midtown. Lots of new townhomes in the 300-400K range. Rice Military is also an option, but I'd worry about resale value over there. Less character to the neighborhood, and new townhomes are a dime a dozen.

I'd think Midtown is a little rougher than Montrose or Rice Military -- probably more chance for crime.

not sure if you are looking for more of a traditional house vs. a townhome, though.

Would prefer a home, but up for a condo as long as it's new and large enough, and we would definitely prefer some kind of yard for the dogs. Just do not want to be in a crime area whatsoever. Going to raising a child soon and want something close to the park but still not too far from work (I-10 East and Federal) as I loathe traffic.

Also, what is Rice Military? I'm not familiar with it.

    Thanks Texxx.

rice military is basically south of washington, north of memorial and between memorial park and sheppard.

It's a great location but like mentioned before, it's mostly town homes...which isnt necesarily bad, i'm just saying.

One thing i hate about the area are the roads. They are narrow with drainage ditches on either side.

If this is the case, I'd avoid Midtown. Been living here for the last 3 years and while it really isn't that bad, there are a lot of nicer areas within the vicinity that would probably suit you better.

Just moved into the Rice Military area about six months ago and absolutely love it. The closer you get to Westscott the better the area. You also avoid the club and party areas the farther you go away from Shepard.
