OK, in a previous thread I told you guys that me and my girl where in the process of looking for a home. Well, we have finally found one that we like and would like to make an offer on. The problem is, I am not sure exactly how to go about doing this. What types of factors do you look at in order to name your price and make an offer?

To make an offer all you really have to do is write it on a little piece of paper and slide it over on the desk face down. you have to slide it over or the offer is null and void. very important.
We have a real estate agent actually and we'll be meeting with him at 6 PM later today but I'm still not very trusting of others in this situation because it is such a large value purchase. I mean all of these people assisting us want us to buy or they don't make money so I thought I would ask others their suggestions.
As far as I know, if you want to make an offer on a house, just let your realtor know and they pretty much handle everything. That’s why they get that 6%. Tell your realtor the price you’d like to offer and wait for the seller’s response. Nothing much else you need to do.
What color is the roof? Use the real estate agent. If you don't feel comfortable with the agent you're using, you picked the wrong one. This is what you pay them for. They should be telling you what a good starting point is and how exactly the process is going to work out. If they're not doing this, fire them and find a new agent who does.
Your realtor should be able to provide you with comps of other houses in the area that have sold recently, so you can have an educated idea of what houses are going for around there. Then, depending upon the asking price, the condition of the house, etc...you tell your realtor what you want to pay. He/she will most likely advise you if the offer is way off one way or another, but the final decision is 100% yours.
