Anyone have any good things or bad things to say about this neighborhood in the Spring/Woodlands area? My home search has gone full circle (missed out on some homes that I had picked out and liked) and now I will be placing an offer on a house in this subdivision. Anything I should know about this neighborhood prior to doing it? Thanks.
Pulte community that paced very well and closed out not long ago. Good school district and desirable area, yet traffic towards I-45 can be a pain. I myself am not the biggest fan of Pulte floor plans, but to each his own. Overall it's a good community in a good area. However, the northside of town has plenty more to offer.
Pulte & David Weekley are 2 of the better trac builders in town. Stay away from KB like the plague. Matchsticks would hold your house together better.
What's your price range? We are very interested in a new neighborhood near Louetta and Steubner. Its kind of behind the HEB there and butts up against Memorial Northwest. Its called Champion Woods and has a nice feel to it and we really like the location. It appears that they have some nice patio homes by Brickland, some nicer tract homes by Imperial, and a REALLY nice custom section.
Unfortunately I can't go very high on price. Ideally I would like to stay in the 170's with lesser being better.
Jackfruit, I know for a fact that in that area, many builders are struggling and have too much inventory on the ground. As a person in the market, you are in a prime position. Unless this individual seller is giving you a great deal to get out of their house, I would check around a bit. Ryland up the road is getting killed. There is a community that was owned by the now out of houston Richmond American that a builder called Dakota Blue owns. They don't even have a model or staff and would take any reasonable offer on either a build from scratch or spec (if they still have one). On the other side of the highway, there is Spring Trails. Still undervalued and conroe schools with a full amenities package and multiple good builders. In your price point, there is Plantation and Perry with multiple floor plans. (I have to admit I'm partial to this community cause it's where I live, but as a housing analyst in Houston I had the ability to scrub the full area before buying.)
This house that I found in Louetta Woods is a 4/3.5/2 that is pre-foreclosure. Supposedly the price of the house was dropped $50,000 and they are taking offers until tomorrow. They are asking $150,000 for the house. I looked online and saw that 2 other homes are being sold in the subdivision and one is at $194,000 and the other is at $165,000. However, these two houses both have 1 less bathroom. I will look at Spring Trails as well. I also looked at Augusta Pines, but the house that I like there is priced at $218,000. I doubt they will drop that house down to my price range (< $170,000). Thanks for the great info everyone.
Speaking of foreclosures, does anyone know where you can look at foreclsoed homes on line for free, without signing up for anything, and get all the detail, photos, etc.?
I have been looking at www.garygreene.com . Once you go to their website, there is a section to search for foreclosures.
I guess, but I know 2 people in Weekley homes with structural problems. I know a couple in a KB home that have had no problems. Those broad descriptions of quality don't always tell the truth. I think all builders have their fair share of crappy homes, just KB builds more homes than anyone so their share is bigger. If you are building, make sure to get the place inspected and go by the place regularly with a digital camera to get shots of anything irregular and if you are buying used make sure to get a qualified inspector to look at the place.
I dont know, I inspect a lot of new homes and I must put KB at the lower end of the spectrum. But I admit, all builders have their problems.
