I've got a lot of deadbeat tenants lately. A few have skipped owing large sums. Other tenants at one project seem to have taken the cue to stop paying. I've usually done my own collections and lockouts, but it looks like I'm going to need someone reasonably active. Any suggestions? I've got a really good real estate attorney, but he is very expensive. I've used him for larger cases. This is more busy work, sadly. People seem to have lost any sense of obligation to honor a contract. I know times are bad, and I've been motivated to try to keep the tenants. Unfortunately, some of these guys have just no intention of paying.
absolutely. dude, i feel like i'm violating the solictiation clause of the agreement with Clutch to be on this site.
File with the JP court yourself 1. Writ of citation in forcible detainer subpoenas them to court, if they don't show then.... 2. Three day vacate notice, it does what it says 3. Writ of possesion. The Constable goes out and physically removes the contents from the property. I did it for years. Hollar if you and Max don't come up with something better.
that's good stuff...but that doesn't get you a judgment for monies owed. that's just the eviction procedure. but you're dead on, AB. the eviction procedure can be done sans attorney.
