Ownership law is crazy: Requirements = 51% Thai / 49% foreign ownership I can never outright own the property, so me and a business partner created several LLCs and C-corps (in Delaware and Thailand) to co-own the property, and in turn offering me a higher %. Just like stocks it could be that their economy was growing and ours was shrinking. Or there is no property tax so once you buy it, it's yours forever (assuming stable government). Whereas you have to pay yearly tax in the US. Or you plan to retire there. Or it's a location you can rent out easily.
Well, if you make any money off of your property (net gross sales or gains from the sale of property) the IRS requires this to be reported. Also, you still have to pay the local taxes as well
