Closing on a House - Something Odd

    My GF is closing on a house this afternoon, but it is kind of an odd situation. I am wondering what you guys think of it...

    Basically she is going to be closing on the house and not getting the keys to the house. Basically she has to wait until the HUD document (?) gets signed by the seller (who is in freaking Korea!!!). So she will be closing today and getting the keys Monday. Has anyone heard of something like this happening?

    Personally, I would not close on a house that I did not have immediate access to. Why can't she delay the closing until Monday.

    How long does it take to generally get a house once you have picked one out?

    We picked a house and got it maybe a month later. I cannot stress this enough - please get a good house inspector. Ours screwed us over. We are paid more money to fix the repairs and we don't think we will see that money back when we sell it. Also negotiate like crazy. We didn't negotiate that much and we feel we paid too much for the house.

    P.S. yes, we closed on the house and we didn't get the keys until next day because our Realtor had the keys at her house.

    Don't they do the home inspection for you beforehand or do you have to pick somebody out? Should you do two, one with their person and one with your own?

    I am pretty sure there will be negotiating, it is a buyer's market. ;)

    Depends on the seller. When we sold our last house, we hadn't yet picked one. We actually had to lease it back from the people we sold it to for 2 weeks until we closed on the new one.

    If the seller is motivated to move quickly, it can happen in as little as a week. If they're not, it can last a month or more.

    You can get one on your own. It is recommended that you do but make sure he is quality. We made a huge mistake by going with my former friend. I trusted him and thought he would do a good job since he was friends with us. So never do business with friends because it can destroy your friendship.

    Both times we bought a home; they gave us the keys on the spot after signing. I would definitely get my own inspector.

    When I bought my house they had a month to get out of it. I signed on Nov 12th and moved in Dec 12th, but... they gave me a set of keys that day.

    But as long as she is dealing with a Realtor she shouldn't have any issues I wouldn't think.

    I agree on the inspector... I had my own as well as theirs... and we found termites. So don't sign until you know what's going on with your own inspector.

    You don't get the keys to the house until it is funded. You could be closing this afternoon and have paper work filled out by both buyer and seller and the keys WILL NOT be released until it's FUNDED.

    They usually run around 200-300 depending where you live. Ours charged us 250...needless to say, we got that money back.

    Depends on what you get inspected, how big the property is, and how good the inspector is.

    But it varies between $100 - $500+

    There is a inspector on the board, but I cant remember his name.. He's done inspections for people here in the past.. I'd find him, but the search is gone right now I'm guessing it's because of the playoffs..

    I get two each time to make sure they cover everything that the other might miss.. I paid about 400.00 for each..

    I've closed on 4 houses in my life. At each closing I received the keys to the house.

    To be an inspector is not very hard to do, take some classes, get some hours and you are there... I would go with one that has been referred to you (by your Realtor, etc.) and that you know has been around the block a few times.

    The average is $350+. However if you want a more in depth inspection for an A/C, a pool, etc. it is going to cost extra. You need to be sure to read the report and understand what the inspector is and is not looking at, they are limited in scope.

    Yours most likely funded immediately. But in some cases, they don't so I can't pass along the keys.

    He missed so many things and it would cost us more than $1k to fix the repairs so we asked him for our money back.

    You definitely should pay more to get a good inspection because you do not want to spend money on repairs.

    Ya I think that is the case. She don't be giving them the check until Monday anyway, and then they will give her the keys. I just thought it was odd that they are closing this way.
