I visited Old Orchard today. It is a new neighborhood on FM 1464 near the Grand Parkway. I noticed City of Houston sewer covers along the sidewalks. The neighborhood has Richmond addresses, but is outside the Richmond city limits. I asked the sales agent about the covers and she said it is because the sewer is off the City of Houston system?

I also noticed the same sewer covers in Woodbridge (Sugar Land address, but outside the Sugar Land city limits).

I am curious if these neighborhoods can/will be annexed by the City of Houston.

Howd u like old orchard? i was sad to see them tear down the golf course, and wasnt sure how many of the houses out there have been sold. I play golf next door at the houstonian....not sure about the annex process but I doubt it will be anytime soon. Its not a new area, just a new development. good luck on the house hunting!

Eventually everything will be annexed by Houston. It just keeps getting bigger and bigger. Learn to love it.

Actually, part of the reason The Woodlands is getting its own city government is so it CAN'T be annexed by Houston. SL has its own too, so we're staying put.

But SL also doesn't have the resources Houston does, so the city govt. probably leases sewer maintenance from Houston.

It is nice. A couple of sections have been built out. My $0.02:

    Positives -

    1) Affordable - starts in the $160's (I think Telfair starts in the $270's and Aliana is out in the boonies)
    2) Gated
    3) Fort Bend schools
    4) Low taxes
    5) Close to 90 A

    Negatives -

    1) Houston ETJ
    2) Close to prison (can be seen on the horizon)
    3) Traffic on 1464
