Braes Heights

    i am looking at property in this area. it is located right off of S. Braeswood and Fondren. do any of you live around/know bout this area or the general area around here?

    My office is in the same general area.

    Alot of the apartment complexes off of Fondren are riddled with crime.

    I know the area around Fondren @ Bellfort is <i>tough</i> and it is just slightly south of the Fondren @ Braeswood area that you mentioned.

    Homes are running 650000-850000. Nice digs.

    You can get an old ranch - style tear down for 300000.

    I think we are talking about two whole different Braes Heights. The one i am talking is not as expensive.

    Fondren and South Braeswood can be rough. The best thing about that intersection is WingZone. The further west you go along South Braeswood towards 59 the worse it gets. I would suggest looking a little further east and south, in Westbury. That's where my place is. Same prices, quieter neighborhood, less crime. If you purchase a house anywhere on the SW side, it is imperative that you get a burglar alarm system.

    For a period of time wasnt westbury considered a rough area too? Drove through it and they are some nice homes. Looking for a mid-century modern home.

    It was but it has gotten much better. The part of Westbury that is closest to Meyerland (i.e. closest to Willowbend) is getting completely regentrified with lots of younger people (like me) buying the 50 year old houses and renovating them. To me it is a much better place to purchase a home than Fondren/South Braeswood. Still, you MUST get a burglar alarm system. The only houses getting burglarized in my neighborhood are the ones that do not have alarm systems.

    Well, age is relative, isn't it?:D

    What I meant was that the neighborhood has alot of senior citizens in it (insert joke here....aren't YOU a senior citizen, RMT?:D) who bought the houses in the 1960s, and as they sell their homes, younger people are moving in and renovating.

    First of I would like to say its actually called Braeburn Valley and not Braes Heights. Brain fart on my part. I would definately like to move closer to meyerland but everyone is holding onto to there property since the area is booming. The realtor I am working with was saying something about a flood plan for the area that should be completed by 2007 I think which would be great since it seems like most of the homes have been flooded in the westbury area.

    I would recommend getting information like this from her. Thats what shes being paid for. :)

    I like your neighborhood. Seems quiet. We'll definitely be looking over there when it's time to make that purchase.

    Meyerland and Maplewood then. Or are you talking Old Sharpstown, near the Braeburn Country Club? Between Fondren and Gessner? North or South of the Bayou?



    Realtors and others often call Ayershire Brays Heights. That's the area around Pershing Middle school and Mark Twain Elementary - off Stella Link, south of Bellaire.

    They are tearing down old ranch styles and building up giant 6-7000 sq.ft. boxes. Some are very nice. I helped a cousin buy over there last month.

    The are is called braeburn valley....the property right across the street from the country club. Braeburn valley is between fondren and gessner and north of the bayou.

    Yessir, I kinda figgered it ayout. I could be down for some wings, baseball and BEER on Saturday. This is my last weekend off until after Labor Day, and I'm wide open.

    BTW...did you and Buck have fun at the Holdouts gig a couple of weeks ago?

    I would recommend checking out the part of Westbury near the intersection of West Bellfort and Willowbend. You can find some deals around this area, and the neighborhood is better and closer to the Loop than Braeburn Valley. Go to www.har.com and do a search on zipcode 77096 within your price range. You will be surprised what you find out. Also, I can give you the name & phone number of a great realtor who specializes in this area. Let me know...
