So my wife and I wrote a contract to buy a house in Austin. It's all going very fast. Five days ago we we're not even looking for one and now we are closing in six weeks. Never done this before. Crazy, crazy, crazy. Does anyone know a good inspector? Funny that they let people buy houses without jobs or a down payments.

Dude be very very careful about home loans for people with no jobs or down payments. This usually means you are signing a very bad loan, and might have to end up selling the house. You said you were a law graduate right? I would make sure you have employment which will probably get you a much better intrest rate. Stay away from ARM loans.
are you buying a new house or a resale? what area? just curious - im renting right now - live in cherrywood, just east of u.t. i just paid off all my credit cards and am starting to get some savings going to finally buy one myself.
The house is in Cherrywood, which is also where I rent. I suppose we're neighbors. I live on Giles street. As you can probably guess from the neigborhood, it's resale.
Thanks for the advice and we may end up passing, but at this time, it's full speed ahead. Seems to be a really good deal that we just don't want to let pass. We're doing an 80/20 and yes the 20 rate is really bad right now. Shopping for some other ones. Was planning on refinancing th bad one in six months when I do have a job. cool! im on lafayette. i have a friend who bought a house on larry ln. in the mid 90's for 60 grand (when the area when not so good). worth at least $200k now. by next summer i should have about $15k saved up and hopefully the market cools down a bit. its definately a sellers market at the moment. $250k houses are not staying up for more than a week or 2 in my neighborhood. good luck!
Well make sure to not sign a prepayment penalty rider if you plan on refinancing the 20 in 6 months. They'll end up charging you 6 months intrest at once. Read everythi carefully. (did you catch that)

Obviously, when you put something down you would qualify for a better rate, but depending on your savings at the time, you may not be able to.
