Aliana/Mission Sierra

    So what's the forecast for this area (Beechnut/1464 - richmond, tx)? There are a lot of homes that are being built. The main neighborhood being Aliana. I'm about to get married, and we're looking at developing areas with potential. Mission Sierra is the neighborhood we were looking at...right next to Aliana.

    Personally I think old orchard has more potential to increase in value, its closer to Sugar land and near established areas like stratford park, stratford lake estates and Chelsea harbor.

    aliana will have a polo field and estate lots. building programs will all be a high price points (no entry level per the last land plan I saw). 99 will continue to develop and this is one of the key areas.

    don't remember much about mission sierra. who are the builders?

    We just saw Ryland Homes and Ashton Woods in the neighborhood.

    We looked at Old Orchard about a week ago as well. They are already priced a big high. We're trying to catch a neighborhood that is just getting started. I think Mission Sierra is about 2 years old. The prices start from the 140's, but the houses we saw are 2-stories with more area.

    The thing that concerns me is that on HAR.com, Mission Sierra's neighborhood value is about $180K. The houses we were looking at start at $210-214K. I'm not sure if it's because Mission Sierra's value is increasing with Aliana getting further into development.

    Next week, we'll check out Aliana, but the bang for buck value seems to be with Mission Sierra right now. Very nice homes with more square feet at a low price. But is it low because it's developing, or low because nobody wants to live in the neighborhood.

    Aliana looks so baller. Especially with Misson Bend in that same area. :cool:

    we're about to visit Aliana. Anyone know what the HOA is for Aliana? I heard it was around $900! Just wanted to see what we were getting into before actually checking it out

    FYI - There is a new expansion of Grand Lakes starting soon. It's on 99 and Fry Rd (Katy).

    The schools on Fry Rd, which are west of 99 are great. The property taxes will kill you though.
