Need help searching for an office loft style in houston

    Searching for a business loft here in Houston is tough! I figured there would be more but there isn't! Finally found one in downtown Main St. tomorrow. Hopefully its nice so we can acquire it but just in case its out of the price range or look crappy with sh+++ parking lot w/ no security. Can someone here point me to the right location.

    Probably need around 3000 sq ft. Found a perfect one on washington ave. across from bed rock city comics but they want 7800!! Looking for a price range under 6 or 5k and google doesn't really help much. Showing up nothing but executive style office.

    I personally do not handle commercial but you should get an agent.

    I would get an agent but wouldn't that make the rent a bit pricey?

    Not really, on residential most agents get a split from the first month's rent. A lessor of an office might have an exclusive right to lease with an agent. The contract might say the agents involved get half of the first month's rent. If you don't have an agent then their agent gets half, if you have an agent then they split the half.

    I have heard that some commercial contracts leave out the buyer/tenant's agent. I am not sure how that is handled. So it will prob be a little different for commercial but you should still go see a realtor who can better advise you. You don't have to sign anything, they will be more than happy to explain how they get paid and if it affects your rent. If you don't like what you hear then you can always walk away.
