I just recently bought a Kenmore from Sears. It cools pretty well but seems to have trouble sensing the temperature automatically. Meaning it turns on and off pretty frequently, plus it is quite loud. But for the money, about $200, and size, 10,000 BTU, I have been happy.

    Probably about 12,000 - 14,000 BTU.

    West side of the house?

    Insulation quality?

Lowes is having a big sale on their window units. See the fatwallet thread here. Note- when you go to the lowes page, put your mom's zip code in and it should show the discounted price.

I'm getting ready to put one in my rehearsal space. Great insulation and no windows in the whole thing, so my neighbor and I are cutting a hole in the wall and reinforcing it. I think I'm going with a 14,000 BTU just to make sure it does the job.
