[advice] Real Estate...am i better off with a gay agent?

    I'm beginning to learn that buy-side real estate agents are like prospective gfs. You have to play hard to get. Because if you show weakness they will make you spend all your money on them.

    it's so sad! This house buying experience is so similar to dating...it's not even funny.

    ok, so, I've been looking in my market (Boulder, CO) for awhile and feel better each day what the market price is. So, something came up last Friday (first day of viewing), and that Monday I said to my agent that I'm up for making an offer. I didn't sign anything yet...just said I wanted to begin the process. She comes back an hour later saying the listing agent says there is an offer already...what? from Saturday or Sunday? So I say, are you asking if i'm interested in partaking in a bidding war. lalala. I say no.

    next day she says the listing agent said the offer "didn't materialize."

    huh?

    can someone 'splain this to me.

    I think someone is lying to me.

    is this a classic lie by agents...and which agent (listing vs my agent) is most likely lying.

    ps. so, should I get a gay real estate agent and make him think that if he gets me a great deal I'll let him Chrism my pad. (yes, I know the other spelling is Christen.)

    pss: i'm serious. My agent pissed me off with the whole "there's another offer" and I say...no I'm not interested...followed by "oh, the other offer didn't materialize."

    It sounds a lot like the seller's agent told your agent there was another offer in an attempt to get you to go over the top with your offer. It is simple economics. A house is a unique product. No two are exactly the same. If you think you are going to lose the oppostunity to buy it, you will overbid in order to get it.

    It is a tired and true technique in real estate.

    HP -- If you think seducing your agent would help...there are probably some lonely women agents out there that might be more fun. Of course...it's up to you....I'm not meaning to judge. And appologies if I missed the coming out thread.

    My parents bought a townhome through a ghey agent. He was a really good one too.

    When I was looking for a house, I found 2 that already had offers, but I put my own offers in. Just in case the others fell thru. I never ended up with those houses, but you never know if the financing or something is gonna fall thru on the other offers. They also may not be able to come up w/ their money for their down pmt.

    HP, don't blame your agent. They have to relay to you what the other agent tells them, regardless of whether to believe them.

    Since real estate agents are paid a commission based on how much you pay, its not in their best interest to get you the best deal.

    If you want to play hardball and get the best possible price, negotiate without the buyers agent.

    Agents are almost no help in the buying experience. Don't take anything they say in regards to offers on the table as truth. With today's technologies, you know what the property is worth to you. bid appropriately. you may find a better agent out there, but you'll likely end up in the same boat. in today's market, wait it out...too much supply with too few demand means you'll definitely find something that you like, at your price, eventually.

    she cold me again today. again she is defending the listing agent. i blamed it all on the listing agent for making up the "offer that didn't materialize." i gave her that out and she took it...meaning she was the one who invented the fake offer. me thinks.

    does she even realize that i'm just testing her to see what her response is. I even told her "don't take offense...i don't. It is just business." And she gets defensive...haha. I think I'm having fun with this...but at the same time, i'm wasting time.

    yeah, there is a new condo that i like (last of 8 to sell)....i don't think i need representation when talking to a developer about prices that are pretty set in stone by previous purchases of identical units.

    giddyup, i'm in a furnished temporary while house hunting...not a temp stay and moving back. I made the mistake of telling two different agents that i have an arbitrary deadline of April 1st end of lease to buy. That's not really my deadline, but they are calling my bluff. oh well.

    there is a lot to love about boulder, but buying a house, they think their **** doesn't smell and everything goes for 99% of ask. and that this isn't a buyer's market. you go girl!!

    so, while i'm ranting...my vet for my first appt with my dog (an appt i made 3 weeks ago) turned me away at the door this more at 9am because i was 15 minutes late. uh, i sold my car in houston and remain carless (live 5 blocks from work) so road my bike and doggie stroller 5 miles for this appt and they said "you're late, we have to reschedule." I go, fine "call me" and turn around and exit back on my bike. Like the same response you'd give a date for telling you "oh, i'm going to have to reschedule you." yeah, call me!

    She's gotta be an awful agent if she partakes in the chicanery with the listing agent. She's got a responsibility to represent you and your interests. And, make sure they both know you were very interested until this crap came up.

    Oh, and post her emails please. :)

    not sure if anyone will get a kick out of this beyond gr8-1...apologies to the bbs for blowing off steam

    so, i blow her off until yesterday...when she emails me a "new listing" "springtime rising prices are beginning" comment about something that is not an increase at all.....nor is it Spring yet...this is just more sq footage...like i'm supposed to say, "oh hell, prices are going up, I should buy now" or sumpin. in a series of emails I start by saying "oh well, I guess I"m out of luck." then couldn't resist sending this after she first go defensive

    some other emails occurred that were just normal biz stuff....but this is her big defensive one that got repeated in phone calls today...with no real prompting by me....I'm just talking bizness. what does she think?
    I just want 5% of asking price.

    why is she so focus on the "potential growth" in the market, when I just want the best price NOW....lol it is so transparent.

    lesson learned.
