Thanks to the real estate folks on Clutchfans for the advice. We closed yesterday, selling to a couple that was perfect for our house. They saw my daughter's old room (2yr old) and it was perfect for their daughter of the same age. They were moving from a townhome in midtown that basically looked exactly like ours, just 2/3 of the size and no yard. They made a good offer and we didn't have to negotiate much to agree upon a price. Finding a contractor to do little repairs on the Thursday before Christmas was tough, but we got it done. The last 4 months have been tough, but we will be getting a fresh start on 2006. Thanks again to those that helped.

I'm no real estate guru, but from everything I've read we're not on an explosive bubble here. Sure prices may come down, but when I think of "bubble bursting" I think of the West coast and the Northeast.
Unless you live in or around the loop, do houses actually appreciate in Houston and/or the surrounding suburbs? It seems you can buy a new house in the suburbs for slightly more than an existing one thus limiting any potential appreciation. Add in the traffic and the burbs don't seem to be good long-term investments.
Congrats. Selling our old house 5 years ago was one of the most stressfull, drawn out things we've ever endured.
