Property Tax Again Need Advise!

    I read the old property tax thread by Faos.

    My property has just been assessed at around 30K more than what I paid for last November (New construction). I am filing an appeal form, they want me to put down what I believe should be the tax value (Zero if I can get away with it :p ). So what should I put down? I have my realtor and the builder giving me the prices of houses sold around me recently. Should I just use the average of the list? This is my first house and I have no experience in this area at all.

    If I could sell the house for 30K profit, I would just sell it and build another one. :D

    I am having a somewhat similar problem myself. I would say go to your county's auditor website and check out a bunch of houses in your neighbourhood, and find as many things as possible that are to your advantage and use them as your "excuses" to lower your property tax.

    I've heard you are NOT supposed to use an average. Your house might be older than most of the houses in your area. Instead, you are supposed to locate 2-3 nearby houses of similar style and condition. If their taxes are equal or lower than yours, then you use this as your justification.

    How would I know what the other people are paying without spending 100 bucks? My county want to sell an excel file of property assessment for 100 bucks, is that the only way?

    In Minnesota I can go to my county web site and find out all about how much folks pay in taxes and the valuation of their house. I am fairly sure it is the same in Harris county.

    Check out your county's web site.

    If you bought the house last November that is the best evidence you can have. If you purchased the home less than one year ago, the county appraiser will be able to use the sale price of your home as the appraised value. Take a copy of your closing documents with you to the hearing as proof.

    Guess in Indiana they do things some what differently, they makes me mad. :mad:

    Just found out how to get free assessment data. Now I can check out the whole subdivision. :D

    Dude, the CAD sites are awesome! You can practically check anyone and everyone out just w/ their name or address.

    Ya, I guess my county uses a GIS system to locate the property and get a key number then uses the key number to search a database on the web very cool.

    I've been waiting to share this story...

    I hired O'Connor & Associates to protest my appraisal. I didn't think I had a chance in hell for success this year. My appraisal value was about $10K less than I paid for the house just over 2 years ago.

    But I turned in my forms with them anyway...and they knocked friggin $20K off of my appraised value!!!! :eek:

    Seriously..I was shocked. I don't know how in the world they did it.

    Because HCAD is a push over, big time.

    The two times we protested our taxes, they didn't even question our counter figures (which were intentionally low). We were in and out in less than 5 mins.

    I think they have so many people protesting their taxes, that they can't keep up with em and just lay down.

    Someone explain to this poor Mexican what the heck is GOOD or BAD about the county's appraisal being LOW or HIGH, and what advantage or disadvantage you have by protesting to go HIGH or LOW. :confused: :(

    if somebody has a meeting with the hcad, where is it?

    is it on 290 near tidwell?

    Cause im going to sit in the parking lot and jack them up.
