My goodness, amigo, you just don't understand the basics of business. Rent stays low and the building that they are renting falls away in decay... because the owner cannot afford the rising costs of labor, maintenance, utilities, taxes, insurance, etc. New housing is not built because rent is low... and shortages arise... and then what happens to rent? It rises through the roof. What started out as a "caring plan" actually has the opposite effect of what was intended. Now NYC will be left with a set of buildings that have been underinvested in... (no profits to reinvest) and a shortage due to developers not having financial motivation to build new housing inventory. The best cure for high rents is high rents. Because then supply is built (developers are motivated) and rents come down. Rent controls create scarcity and dilapidated buildings. NYC is in a very perilous position right now. I advise all reading this to get out of NYC while they can. It will get ugly. GOOD DAY

You're confused because you're going off the article headline instead of the actual content of the video? What AOC said basically boils down to a few points from that short Fox interview. She implied the CHIPS Act didn't help, and she's both right and wrong there. The CHIPS Act's goal was to tackle long-term domestic chip supply, which does help. But it didn't anticipate the shortage happening this fast due to AI. And even if it had, it probably couldn't have done much about that anyway. She implied AI and AI data centers are the cause of the supply shortage (and price hikes). That's 100% correct. She said maybe Congress can do something about the supply (though the Fox piece doesn't push on or show what exactly that would be). And she said we need consumer protection and antitrust action. It could have been a much better interview (maybe it was, and the video is just cut), but the reporting is terrible. Her proposal is pretty standard stuff, nothing controversial. Antitrust and consumer protections aren't new. "Do something about the supply" w.r.t AI soaking them all up could be a new idea, but the piece doesn't get into that at all. So, as I originally posted, Fox News and the NY Post incorrectly focused on and implied, probably intentionally, that she wants to break up Apple. That's fake, and it misses all of her points, even though those points were limited to begin with.

It does NOT touch market-rate apartments, co-ops, condos, or most new construction. So no, this isn't "the gov froze rent across the city," it's a specific board adjusting a specific lever for a specific, pre-existing regulatory category that's existed since the 1960s/70s. The 0% applies to leases renewing between October 2026 and September 2027. That's the "next cycle." After that, the board votes again next year, and the year after, every year, indefinitely. Maybe they set it at 0% again, maybe they allow 3%, maybe something else, nobody knows yet, including the people screaming about it now. There's also a whole separate piece getting ignored: the goal of building 200,000 new homes over the next decade, plus rezoning and land use changes to speed up development timelines. It was a coordinated effort, one that I have complained about multiple times like the 'There a good people on both sides'.
