I don’t really see what’s wrong with NRG. I feel like Toyota Center is way trashier. I have always thought NRG was a nice stadium. What do they need to renovate? If they move outside the city center, I hope it’s south. I’d never go to a game again if it was on the north side. Unless I was coming directly from out of town.
They go over it in the Texans thread/forum... but based on the recent county report, theres like over $100 million needed for maintenance/repair/upkeep stuff that will be needed. Most of the stuff is foundational/infrastructure type stuff... but they specifically say the video boards could fail at any time (and that's a little perturbing as its supposed to be on the world showcase for the world cup next year). NRG is fine... and they certainly don't build stadiums like they used to. After 20-30 years, they're replaceable/upgradeable.... along with technology/ameneties advancing to the point that much like cars/phones/computers/etc.... things get old faster. (and the new 'era' of football stadiums is certainly on display with SoFi, Allegiant, etc.) Enron/MMP/Daikin was in the tail-end of the era of building stadiums to "last", but they've also undergone significant under the hood (and cosmetic) renovations/upgrades over the years... maybe slightly more attention given how many more games/events are played there yearly. Another way to put it in perspective, NRG is only 6 years away of being as old as the Astrodome was when it was deemed "too old", so planning for the next version is not unprecedented.

There hasn't been a game there for almost 30 years. Its just sitting there waiting for something... anything... to make it purposeful again. I already made the corpse analogy earlier... but i've seen more respect for corpses.
