Serious question.... Why can't they renovate the Dome (as in, leaving the roof and opening the sides up) to allow for natural grass to grow, while shielding the players from the elements, and then create their entertainment district around both stadiums. They can then renovate NRG as well, and make it one cohesive complex. As long as the McNairs pay their fair share, of course. I get there'd be a lot of red tape involved, but that seems like maybe the best option to celebrate that area's past, while cementing (pun intended) it's future, and making it something of a communal area.
Since the Astrodome was listed in 2014 on the National Register of Historic Places, thus preventing it from being demolished, I believe any such dramatic or drastic renovations might not be acceptable and would have to be approved. Which probably explains why it is still just sitting there unused (except for storage).
I think best case scenario is the stadium (that has good bones) gets renovated for Rodeo and Texans with a new Arena that is needed. Then they can maybe build in some infrastructure for before and after big events. I do think the Texans need and will get a new HQ that can be similar to what other teams have done To keep it from getting trashed they need to be very careful what part of town they put it in

It’s only about 50 acres, but it’s close enough to avoid inconveniencing players and staff. If the plan is just to build a headquarters and practice field, and use the rest for hospitality and entertainment, that could be a workable space. The Star in Dallas sits on 90 acres, but it was modeled after The Battery in Atlanta, which is only 60 acres.
That is a pretty brilliant idea. That site was pegged to be the station for the Texas bullet train, but since that will be in development hell forever that site is there, available, and right off of both 610 and 290. It's also less than 2 miles from the Rockets headquarters on Old Katy Road. I like this idea.
Well if it is just the stadium, then you're talking a one day a week thing. If its the team HQ, then that side of town (wherever they build it) will just be where most players live. Like when the Cowboys were in Irving, most players lived in and around Irving. Now that they're in Frisco, most players live in Collin County. Where do players not live? Arlington.
