Yeah because Reliant is outdated, and not really for its age but instead design. It was the last of the 90s era stadiums builds. The next NFL stadium to debut after Reliant was the Cardinal's stadium, and that one ushered in the new era of NFL venues (JerryWorld came like 2 years after). Houston sees how many events Jerry World hosts due to that stadium and wants in on the action. Even smaller scale events like Texas high school football championships stopped rotating between cities and stuck with Jerry World due to the facilities.
If the McNairs really want a stadium of their own maybe the county can make them a deal for the Astrodome
Keep the astrodome, gut it, make all the sides windows, paint it something nice. Boom. Or you kno demolished both and put a whole new one.
Removing the Astrodome is primarily about asbestos mitigation. At least that's what I remember. It is stable as is, but would require costly mitigation to remove it. While this makes sense for the short term, at some point it will lose stability as is and have to be mitigated anyway or become an Environmental Hazard Site. As usual, I am doing this from memory which is getting riskier to rely on all the time.
I heard very different numbers, though they were from a long time ago. These figure do not appear to include asbestos mitigation which used to be 10 times what you have listed for demolition. It was one of the reasons the Astrodome wasn't demolished when the new stadium was built. But mitigation may have changed and become less expensive or my memory could be wrong. I just remember it made mincemeat out of the initial projections last time. Somewhere I was thinking the cost was about ten years worth of maintenance and the County wouldn't do it.
Where do they own land? It's hard to imagine they'd be willing to move outside the loop, but what do I know
If they use the Astrodome site, I have no problem with the County picking up the mitigation portion of the demolition cost.
I have about a 10-20 year gap since the building of Enron Field where I wasn't in a position to keep up.

The problem with rapidly rising property values is it forces people to sell because the taxes become unaffordable. It's great when you're young and moving isn't a big deal, but it stinks when you're older and have to give up your home and neighbors.

With upgrades of this scale, renovation should always be a top consideration before building new.
