Neighbor from Hell-Advice wanted

    you can break your lease usually at a cost of 7/8ths a month's rent. doing this will not negatively affect your credit. somewhere in your rental agreement should be a provision for early terminiation of the lease. as long as you pay them it shouldnt have any affect on your credit.

    crappy situation for you. i used to live in an apartment where dude next to me played "southside" every morning at around 7. it was horrible. that is just the nature of apartments. if you live in enough of them you will have crappy neighbors.

    the only thing you can really do is keep complaining to management and get everything in writing and make sure you have copies of everything in writing. talk to you neighbors and if they are bothered than get them to complain in writing too. get your neighbors involved - strength in numbers.

    once you have a nice stack of complaints, take it to the management and say "i dont want to break my lease, but i cant take this guy anymore and i want to move to a different apartment" or if you are sick of them say "my neighbors and i have been complaining about this guy and you do nothing. i want out of my lease".

    there should be some clause in your rental agreement about management providing a safe enviroment for their tentants. let them know that you dont feel safe living next to this a-hole.

    also, i hate to tell you this, but in disputes b/t apartments and tenants the apartments will almost always win. complaining to the texas rental associtation will get you nowhere and the state/better buisness bearou can do nothing to help you.

    i speak from experience.

    your best bet is to keep the apartments on your side. make them see you p.o.v. dont turn it into a you against management issue.

    I want to go to the office today and just ask them straight out, how much longer does this doofus have before he's kicked out? Enough is enough. Another weird thing is, I talked to my bottom neighbor last night and he says he can hear the music, and he says he has called the cops on him twice. Im not sure how much of that is true but thats what he told me.

    The squeaky wheel gets the oil.

    Go to the rental office and get the apartment managers and/or owners telephone number. Tell them you want to call them and talk to them personally right now. Don't accept their office number you want their cell or home phone number.

    Once you get the numbers politely call these folks let them know what is going on and let them know each time the SOB wakes you up that they will get a call also. When he makes noise you make noise to them.

    By calling the building manager and owner in the middle of the night you will ruin their quality of life. Warning: If they tell you not to call back don't, but in most cases they will have to put up with you because if you would end up suing it makes them look very bad to say it was your problem and not his.

    I think if you continue to remain in proximity to this conflict you are asking for a bad outcome. Even if he gets evicted He will think you are the reason he got evicted and he could seek revenge. Some people are just sociopaths and until they can be removed from society by the police you need to protect yourself.

    Screw the money, screw the apartments threats to your credit rating, move today. You can always put a statement in your credit file on why you abandoned the lease . Peace of mind is worth more than money.

    Or you could invite Roxran to be your roomate and end up as a Cops episode.

    find a friend that wants an apartment, and tell them if they evict this guy, your friend will sign a lease for the remainder of his time...

    Three options for you

    1. Mock him, when he's playing his music go over there dressed in your best gangster threads and start free styling with his music. Do this whenever you can. Bring a crew over if you have one and start freestyle dancing and rapping.

    2. Pre-emptive strike. Its legal now, Im sure the judges will support you.

    3. Cut his power. The circuit breaker won't be in his apt. If he asks you, say that your power went out too, but it came back.

    If you can find a way to do it, I would suggest taking measures to keep him out of his own apartment. To do this I would see if you could get into his place one day when he is not there. Plant a dead fish, or pieces of dead fish, in areas where he likely won't find them. Not a huge amount because you don't want the smell to become so overpowering that it gets into your place, but bad enough that he will end up spending as little time there as he can.

    Ya know...

    One of these days, I'm gonna invent a small electro-bomb. It will be a simple device which will emit an electromagnetic burst with a radius of about 50 feet. Whenever I hear a loud stereo, I turn off all my electronic items, flick the switch and it destroys the electronics in the stereo. Problem solved.

    I friggin' hate loud stereos - especially when people play their stereos all the damn time at all hours of the day or night. Many years ago, when I lived in an apartment, a neighbor with a stereo moved in (similar situation to you, LooneyToon. My only solution was to move - the apt. managers never did anything to stop it.

    I personally would find out what his interests are and then use that knowledge to assassinate his feelings of self worth through calculated psychological warfare.

    Although in Oceans 11, they didn't act as if the pinch destroyed the circuits but just knocked them out temporarily, or something.

    Rent a garage apartment or a house.

    Better yet...buy a house.

    Sharing walls sucks donkey dong. The only way it works is if you live in a highrise condo or high-end luxury apartment complex. Those are the only ones with walls thicker than crepe paper.

    I used to live at the Park at Vanderbilt, at Brompton & Holcombe, when I first moved back to Houston. Outrageous rents, and paper thin walls and ceilings. The only good thing about living there was the talent at the swimming pool. I used to hear the couple upstairs from me blasting their music all the time. I would also get awakened by the sound of them banging each other at 4AM. Slamming a broomhandle against the ceiling did nothing. And, on top of it all, the dude was a peabrained jock and the bizzatch was "shave your ass and walk backwards " foooooooogly! We're talking frizzy Roseanne Roseannadanna hair and big honkin' zits. I wouldn't have hit it after an 18 pack and a shot of heroin!

    Now that I own a house, it's great. The only music I hear cranked up is MY music, and that's just the way I like it. I have retired people living on either side of me, and they never hear a thing no matter how loud I crank my stereo and/or guitar gear.

    LooneyTune....if the apartment management isn't doing the job for you, try calling the cops next time he blasts his music.

    Some advice to furture homeowners. And this is serious. But most people will not do it. Sleep in your car in the neighborhood before you buy. You will learn a lot about your future neighbors.

    Interesting. Have you tried it? With what results?

    I used to have a neighbor who would always tell me that if his music was too loud to just come knock and he'll turn it down. My other neighbor -- so they don't share any walls with this guy at all -- would complain about the guy's music all the time, but I never heard much of anything.
