Im thinking of having a home built but i have no idea where i could find someone reliable and cheap. I heard an ad on the radio stating they would build a home starting at $45.00 a square foot. Is that a good price? Does anyone here knowthe business? Any help is greatly appreciated

Are you wanting to bulid a custom home because you want to help design the floorplan? Or are you just looking for builders like Pulte, Centex, etc? A custom home builder, generally speaking, will be more expensive than just buying a tract home from one of the national builders.

Are you in Houston? Do you have your own land? I don't know what you're going to get for $45/sq. foot. Good custom homes in the Dallas area in good neighborhoods probably start around $280k... and that's the low end. The average is probably more around $350k-$600k.

I'd contact a realtor. They'll be able to tell you more about the area, land costs, custom builders, etc. etc.

I have a close friend whose brother builds homes. He just moved here from austin and built himself a new home in the Heights and is building one for my friend also as well as a couple others.

I don't know how much he charges or what you can expect to pay per SQ FT. I'll ask him some questions as if I'm interested and try to get some basic info. I'm sure you can spend as much money as you want on a custom home and where you build will also play a part in how much your total cost will be.

David Weekley builds on your lot. Not really "cheap" though.

$45 a square foot? Perhaps this does not include the lot price in the cost of the home...or something. Most tract home builders (Pulte, Centex, Royce, ect) are going to build in the $75-$100 range maybe as low as $60 depending on what you get and how much the lot cost.

I good customer builder probably will cost $100-$135 a sq foot in the Houston area on a good lot. Of course a true custom home is going to have the works compared to a tract home builder.

I live out in the country and the land is mine so thats not a problem. I live in West Texas....the Permian Basin....Midland, actually and i read where this area has some of the lowest housing in the US. I live in this house now.....and its paid for so i was thinking that i could jst live here while i have my dream custom home built. I know that my parents had a 2-story home built and its 2700 square feet and they owned the land.....and they paid 52,000 for a brand new custom home that is really beautiful. It has 3 bedrooms and 2 bathrooms and a balcony and a fireplace and its really awesome. I was hoping i could do something like that. They just paid the man as he went....and told him what they wanted and he did it. I am sad to say that he passed away from lung cancer 2 years later.....because i would just have him do it for me.......How feasible is this?

Holy cow, you're in the middle of nowhere. You could probably build a mansion out there for $200k. :D

LOL not exactly. Theres a population of 200,000 here not counting all the surrounding small communities and counties. We have so many million dollar homes that would sell for 5 times that anywhere else so I guess I just assumed that I could have a custom home built cheap that would really stand out and look as if i spent a fortune on it. My girlfriend has always a home built with all sorts of cool things ranging from a secret room to unique flooring and retractable walls LOL. Ive talked to a friend who says its not out of the realm of possibility.....and not as expensive as I might think. Anyway.....all of your help is greatly appreciated. Thank you so much.

contact an architect. their fee comes as a percentage of the total cost of the project. you can tell them exactly what your needs are and how much you want to spend and they can draw up plans accordingly and get quotes from contractors.

it costs a builder anywhere from 85-125 per sq ft to build a home..depending on the area and the quality of workers he uses

If you have the time, the connections and the guts to do it, you can save a lot by being your own contractor. My father-in-law served as our contractor and I think the total came to around $55/sq. ft. But that is not a great way to judge your final costs. It took several months of his time and a lot of headache. The labor costs were fairly low because he and the foreman knew a lot of tradesmen from when he used to do contract work. Also, the details of what you want in a room are going to cost you more than just making a room. For example, I have a brother who was renting a room in a house that, oddly enough, had a huge but empty kitchen. Seriously, counter space and appliances were against two walls and might have come to 8 feet total counter space. Cheap metal cabinets and 70's counters, too. A beautiful remodel of the same size kitchen could easily run over $25K. In our case, although we tried to be quite frugal and creative about as much as possible, appliances and fixtures came to a sizeable portion of the final costs. It is probably better to buy something you could live with for a long time than to go too cheap.

Overall, building our house was only somewhat more of a headache than planning a wedding. It wouldn't have been so worthwhile if we had used a builder who didn't let us design it ourselves. At that point the cost is about the same as buying a new house.
