Anyone ever done this? Upfront costs to building one from scratch? Hurdles, pros/cons? I own investment properties and have renters so I know the ups and downs of tenants.
One of the free things you can do is to call the city/county of the location where you are interested in doing this and talk with the "planner on duty". They can probably take you through some of the initial steps of what size project you are looking at. I suspect there are some special fees associated with water, sewer and electrical hookups...since there's going to be lots of them. The POD can usually take you through some scenarios and give you a decent jumping off place...especially if special zoning is required for this type of business. Good luck!!!

A guy I know from high school has one, well now has 2 and working on another one. He told me he bought some land and had one trailer there to pay the note on the land, and just started expanding from there. He ended up getting a septic license so that he could do that himself and he bought a back hoe (and uses that for some demolition work on the side). He started in like 2017 or so I think, and it's a nice park now. When he started it was just a lot of mud with places to park. I keep looking for land, but haven't seen any I like. He really likes it though. His park is in Brazoria. He also has tiny homes/cabins for people to stay at. Builds those and sells them to. Go check him out. His place is called Tripl RV Park.

A cousin of mine just inherited 1/3 of the ranch next to ours, he's a Burlington, VT rich hippie and looooves polo. The best, flattest, unrocky-est 200 acres of his is directly across the fence from my barndominium. I told him "the minute you put a polo course over there I'm putting a rifle range right on this side of the fence". I feel the same way about RV parks. If you're serious though, I can get you in touch with another cousin of mine who's done very well with a couple of them around Kerrville.

I have been considering the park idea, junk yard, storage etc. We have the land to do it already, but haven't made up mind yet.. My other thought was flipping cars on the side from the junk yard idea... But I need to find reliable help probably first. Anyway, if you launch your park, let us know how it goes! Haha, my plans are probably long ways off. I think it's definitely something you can make good money on, especially in addition to your other investments.
