I've found the answer Van Ness is non-binary.[3] His preferred gender pronouns are he/him/his,[4] but he has indicated that he is okay being referred to with she/her or they/them as well.[5]

I think your initial read on the commercial was the correct one. The tone is completely off. It only works if Simone is uncomfortable around that guy. Otherwise there is nothing happening in the scenario. It's the only read that makes any sense.
That's bullshit, but you gotta talk to the neighbors to talk to the crew. If someone has a baby, you adjust. If one has shift work, you adjust. Do people even know their neighbors anymore? To me, this is just general courtesy.
I know most of my neighbors. But I had to introduce myself. People are pretty solitary these days. 7am doesn’t bother me, so I haven’t broached the subject. If I want to sleep when the world is going on, I just pop in some earplugs.
A little late with the response, but most places have noise ordinances. Bad part for you is that in most cities they go from like 10pm to 7am for power equipment and the like. But... you may want to look into it anyway if you haven't already.
