That's a nice house. (hover requirement for the car notwithstanding). But $964/mo seems mighty low for a $222K house. Read the fine print. (looks like it's net of tax benefits and before HOA and other costs). Good luck.
LOL, pretty sure those are model homes, guys. Model homes put sales offices in garages. Standard procedure. This is the model we're looking at. Pretty obvious where the garage will go. Spoiler
go to the homeowners association meeting if you can, you'll find out what the issues are in the community. have the homeowners taken over or is it still owned by the developer? keep in mind your HOA fees will go up
the developer is paying for most of the costs, so when the property is sold out, the owners take over and pay for the whole thing. the person who's in the main office of a property, that person gets a salary. things break, crap happens. HOAs going up is like predicting if fish swim ask them for a copy of the fiscal budget
Man, $160k for a brand new townhome? Give me two of them. A home like that would cost upwards of $600k in the DC metro area. I know they're not as common in Texas, but townhomes are pretty much the norm in many parts of the country. As far as fees, townhomes have HOA fees, but they are typically nothing compared to condo fees which are usually about four times more expensive.
This is in between Williamsburg, VA and Richmond. Williamsburg was too expensive so we went looking outside the city a bit.

I've lived in a townhouse for 3 years now and it isn't all that bad. Two floors with one shared wall built in 1991. My neighbor is really quiet and I rarely him at all. This includes opening and closing doors of any kind, running water, or really loud farts. The HOA dues are $190 a month and include exterior insurance which has already replaced my roof, fence, replaced sections of my sidewalk, cut down two trees in my small yard, and the landscaping is clockwork. Because I live off a city street I pay water/waste while the rest of the community pays a higher premium to include these services. The rest of the utilities are up to you. I do miss having a yard and a driveway (for extra parking when friends are over) and the ability to really turn up the TV loud when the Rockets are stomping the Jazz. Because my choices were to live in a nice neighborhood while living in a townhouse or live in a regular house in a not so savory neighborhood for the same price, I still don’t regret the decision. Home is what you make it.
don't forget that when you buy the house, you don't just pay the down payment, you'll also have to pay the closing costs. Normally you can get the seller to help, but not always. They paid about half of mine.
