what part of austin are you in dakota? according to my friend in houston, living by 620 is considered living in russia. cause apparently to him, its the equivalent of living near conroe.

you should jump on any place that offers Brazilian hardwoods as standard. That'll bring in the chicks....not downtown real estate.
I would recommend viewing at least 10-20 properties per the three types of places you are considering. This will definitely give you a strong understanding of what is out there and you will get a much better feel for whether you are getting your money's worth. Then again, what do I know? This is my first post.
If your single, get the Condo downtown and just think of it as an investment so you can be a landlord one day...
rr_gamz, what if you arent clocking $100k+ a year? I was looking at some East side lofts, it was $150k for 700 sf .
Lots of people seem to be knocking that downtown idea. If you can get something decent near campus, hopefully with a 2-2 setup then you should be able to charge some rich college kids well over your monthly payments on the house. Small profit over time, eventually you own the house off their (and future residents) payments. And if the Austin market continues to grow as you expect then you should be set. Lake thing sounds more risky...
campus is tough, the older properties are expensive and the newer ones way too expensive. plus on the older ones, the HOA fees are sky high since they are older buildings and cost more to insure. plus, you really have to be careful about the residents you lease to. you dont want them to trash the place or worse burn it down.
