I'm thinking of pursuing this as a side job. I would get dibs on alot of properties. This job will require my visionary skills that I've been dying to use. Should I pursue this? I have alot of family that can do renovations.

What does real estate agents have to do with renovations? I think you need to understand what a real estate agent does.
This. Also, I am a Realtor myself & I can honestly tell you real estate should not be a side job - there is alot that goes on during the home buying/selling process and although many think it is easy, it's not.
Please explain, what do they do? I hired a realtor once and she didn't do much, nor the things she promised to do. I practically did everything on my own. I was able to get her off my contract because she didn't fulfill her end of the bargain.
ha! Pretty much this. With 6% added to my mortgage/seller lost, I expect quite a bit from a realtor beyond listing it on the MLS.
