I'm sorry. I just can't take a man seriously who says "forever home".

The realtors that have been in the game since the 80's say it'll take about 8 more months for things to really drop.

A slight drop right now isn't really a big deal because the market was so incredibly hot last year. Everyone was selling and everyone knew that bubble was going to pop. Generally the prices are still high and the new construction prices continue to increase instead of stagnate or fall.

"Don't buy right now" - you could have also said that 2 years ago.

The neighborhoods in town that I keep an eye on are not dropping at all yet.

Any chance of getting a house (recent built) inside the loop for under $500K?

New construction town homes go for around that in the Heights. I'm about to buy one for $449k.

My uncle is a homebuilder and if you're looking for a quality home, there's no reason to wait because builders aren't going to sell below cost. There's not much of markup right now and you might as well lock in lower interest rates because I think those are going to continue to rise. I think now is the best time to buy a new home.

Off topic ~ there's a bunch of crappy looking homes in Houston. Even some of the newer ones shouldn't be priced as high as they are. Unfortunately they don't do anything for me in terms of wanting to live there. I'm really confused what goes on in people's minds when they settle for these type of homes.

Rice Military, yes. Just be prepared to be squashed by neighbors on both sides and behind as the lots are small and they put as much house as they can on each lot.

Plenty of inventory available in that range, especially if you literally mean anywhere inside the loop.

If you look at housing inflation rates.

We are starting to hit the levels seen in 2008 collapse.

Every time I see a white guy (which is all the time) while walking my dog, I wonder if it's you.
Can you believe the new houses are going for $590K to $620K? It's stupid. Okay, I get maybe the 4 story customs with the decks on the front and back checking out downtown and the galleria...but they're right on the railroad tracks. I'm 2 to 3 blocks away, and I can feel that train on a quiet night.
    This, I just don't understand:

It's a minor upgrade over my place at best and I got it for half that price not too long ago. I'm still waiting to see this decrease coming.

I'm on the front end of the housing market, and I can tell you right now the past 6-9 months have been the busiest since I've had my company (May 2007). Builders have gone haywire with how much new construction they're putting down right now, and there's honestly no end in sight....at least not for the foreseeable future. If you're a potential buyer, waiting for another 6 months might work out great for you because the market might end up being so saturated with new homes, prices would HAVE to come down. That's how I'm interpreting things from where I'm sitting anyways.

Just to make sure we're on the same page. I don't mean a town home. Aren't most places on Rice Military or the heights town homes?

I'm looking for a proper ~2700 sq feet independent house with a backside garden etc. I know these things go for ~250K in Richmond but wasnt sure if they are available inside the loop.

move to the Kingwood/Woodlands area in North Houston.

Great communities. Pricing isn't absurd either.
