Contractor/House Construction Question - Any experts out there?

    If there are any GCs or folks knowledgeable in the residential construction trade, I'd appreciate some advice.

    I've been in my house for 7 months. As it's recently gotten really cold, we've noticed our 2nd floor master bedroom is meaningfully colder than the rest of the house.

    There are some obvious contributions to this. We keep the door shut all day. The master is above the garage. The 2nd floor HVAC/heater control and temperature gauge is outside in the hall. And I suspect there's not a ton of insulation right around the room....

    BUT, it is a very noticeable difference. I know there is something else wrong, falling into 2 categories:
    1. Heater issue. Of note, this wasn't a noticeable difference in the summer with the A/C, but maybe the room just isn't getting the same heat flow
    2. Loss of heat issue due to construction flaw. The house was mostly remodeled in the 18 months before we bought it.

    With regard to #2, this morning I noticed on the inside of the windows in the master there was condensation build-up. The windows are double-paned...

    Which issue should I look into first? Any other thoughts on what might be the problem. Normally we actually like a colder than typical room to sleep in, but I'm having to up my pajama game seriously here...

    The temperature difference is much larger in winter than summer so insulation is more important. 30-74 is twice as much as 90-74. So you have a heat loss issue, probably because the room is over a (unheated) garage.

    If there is condensation between the panes of glass on the window, the glass isn't sealed in properly. Having a window guy come would help. Also, you may be able to help things by simply stapling some insulation to the ceiling of your garage. It's easier than opening up the sheetrock and reinsulating everything.

    On the heater side, it's possible that there's a tear in the duct to the vent in your room, so you're heating the attic instead. You should be able to tell if you go up there and look. Also, you say the house was redone, but if it was an old house and the ducting was not replaced, the diameter of the ducts may be too small to push enough heat to your room.

    Finally, open the bedroom door when you go to sleep.

    Haha, thanks. Yeah, I'd open the bedroom door all the time, but it's a cat issue (so not my issue).

    Thanks for the other thoughts though. The condensation wasn't between the panes but rather on the inside of the house. Didn't seem like it was there this morning.

    Not a bad call on the insulation. Have you seen that done before? Any products to recommend?

    I would hazard a guess that the window is metal framed. Per the condensation developing. Metal frames and temp variances between interior and exterior creating the condensation, more than likely the sash is leaking exacerbating the issue.

    Check to insure the window is locking properly. Also run your hand along the sash if you feel cold air it is a sign the window is not sealing properly. Options are limited to replacement. Just because the window is double pane doesnt mean its working or effective. The moving parts and frame make up a percentage of the window. Make sure the water is pooling and sitting. It could cause damage to sheet rock over time and mold growth.

    The Depot has insulated foam sheets with a radiant barrier 3/4" should suffice. You can cut these and install onto your garage door with the radiant side facing out. It will help in the summer and winter. Also check to if the base of the garage door has a seal with the ground to reduce air infiltration. You can even install these on the roof of your garage to provide some insulation value to the floor.

    Unfortunately a lot of garages outside walls are not insulated which doesn't help. More expensive options have foam injected into the garage ceiling, walls to insulate.

    Check your vents in the attic as mentioned above.

    Just as an fyi, the windows in question don't open in any way. They are horizontally long, vertical short, kind of modern windows near the top of the room/wall.

    We do have a more typically shaped wall window on a different wall that i don't believe showed the condensation...

    Transom window, is the air vent blown in the direction to that window?
