Flipping Houses in Houston

    Does anyone have any positive experience with individuals or companies that buy houses to fix up and flip? Particularly in the NW Houston area?

    Well that's what me and my Father did up until a year ago when the market went stupid. Most of the ones that advertise are very predatory though. They are almost like Army recruiters when they smell blood in the water.

    We didn't sell though because I saw the possibility of a surge in the rental market and inflated home prices that will be here for a while. We did most of this in the South Side of Houston though.

    Are you looking to sell a property to one of those jabronis for cash? They're MLM's now, man. Disguised MLM's. Nothing good comes out of MLM's. If you're looking to participate, you're at least a year late to the party in the Houston market. Unless you're looking at foreclosures, which are still competitive.

    Nope. I am looking for a reputable/honest person or business who actually does this for a living. I have a cousin-in-law who has done this in the past (and has done a very good job doing it), but he is in Florida.

    I have a house that needs selling, but it needs some work. I'd rather sell to someone at a lower price who is willing to do the work himself in order to flip it at a higher price (or keep it himself) than pay contractors to get the house in better shape.

    HomeVestors. But be prepared....they will totally low-ball you and they don't negotiate. But it might be what you're looking for if you just want to get out.

    Thanks for the info. Essentially, my mom's house should be worth about $110,000 and has a mortgage of about $50,000. It probably needs $20,000 worth of work to get it into the $85,000+ selling range.

    Can you sell it as is as a fixer? You might get more than what those outfits will pay. But it will be a pain in the butt.

    Those guys will totally lowball you. They want to keep as much margin for themselves as possible.

    I'm by no means a big player, but I make a decent side income doing this.

    Not to hijack this thread, but...

    Anyone know where I can find someone who buys houses currently being rented and takes over the lease?

    I have a rent house with a tenant that I'm looking to unload without having to get rid of the tenant or wait until the lease is up in October.
