Adding on a bedroom to a house

    Hello,

    Has anyone ever added on a bedroom to a house (not doing the work themselves).

    We are exploring this option.

    We want to to flow with the house so the foundation would need to be at the same level and we want to room to match the existing house. Also We would want to either brick the sides or do a matching hardiplank.

    I am just asking ballpark. Is this a 15K job, a 50K job. What if I wanted to add a full 1000 sq ft to a house does the price shrink with the additional area? Or is it a standard price per sq foot?

    Is there a ballpark range per sq foot for work like this?

    It will be more than what building a custom house is per square feet. That runs about 100-150 per.


    The amount it runs over that depends on the amount of work needed for the existing structure to tie in the new construction.

    I would not do it unless you really don't plan on moving in the future. Unlike other home improvements, you will not get close to your money back if you sell.

    I was actually planning on starting a thread asking for contractor recommendations for having the siding and soffets done on my house. Ill wait and see what kind of answers you get before I decide wether to start one or not.

    I've never done it myself, but am currently house shopping (Austin) and have therefor considered. I've been working with a contractor I haven't personally worked with before, but who I'v egotten glaring references from, and has been great to work with thus far. Recognizing that he's ballparking it, he notes an add-on will run about $125 per foot, turnkey (i.e. from $0 to move in ready).

    Do you plan to make it a master bedroom so you have a new bathroom in it too? It will make a whole world of difference in the cost.

    $150 per sf will get you a starting point. Then after that depends on the style, level of finishes you want, roof if necessary, permitting if it's a busy area, etc. Hardi plank will be cheaper than brick, if it is not seen from the road just do the hardi.

    I agree...who cares about cost. Don't do it unless it's your new master bedroom with sparkling bathroom,,,,and then get a sub contractor who specializes on the hidden panels, doors, floors and escape tunnels and stuff. The ROI is big on mistress escape exits, nowadays. You might not need as many exits as I did, but they all pay off in the end.

    Are you in Houston? In my experience generally $200 SQ FT is typical for residential construction especially if you are adding foundation. With the construction industry down you may be able to find better deals. Also before you start check with zoning to make sure that you don't violate setbacks. I've known people who have started on a home addition project only to discover that they were violating a setback and the project couldn't be done or had to be greatly modified.
