On the inflation issue - I really believe most of that was due to all the "free money" handed out as a result of Covid. It happened under both Biden & Trump .... consumer spending went way up as a result and the value of the dollar plunged. Don't ask me how the situation could have been better handled, the other option was doing nothing leading to people going hungry, rent / mortgages going unpaid, that would have been catastrophic .... Such a large scale economic shutdown over an extended period of time, without relief was the nuclear option .... But the vast influx of dollars not earned in the course of business did exactly what anyone with a basic understanding of economics could have predicted - deflated the value of the dollar & caused rapid inflation. Also, the historically low interest rates at that time pretty much stuck a fork in the near term future of the real estate sector - people have 2-3% fixed rate loans for a 30 year term - they can't sell those properties and take on a 6%plus rate in its place. That's just a terrible financial decision .... that low rate becomes a money printing machine as a rental property.
