    Fulshear is definitely booming with growing roughly 3x, 15k to 45k since 2020. Let’s consider the growth in context of the factors considered in the study cited in this thread:
    • Affordability
    • Economic Health
    • Education and Health
    • Quality of Life (QoL)
    • Safety
    Affordability- it was cheap when the boom started but housing is going to be scarce and rocket in value until a stabilization point. However, Houston is super cheap to live in overall so I would expect the regional scores to maintain consistent and compared to national averages it’s going to stay low.

    Rapid growth equals a strain on government resources. Infrastructure, education and emergency services are going to need time to adjust and mature, which is a long process because major construction needs to happen to facilitate. If you look at cities on the 288 corridor you can see how this is playing out 10-20 years after their initial boom (Pearland is a good example).

    So this is going to ding the Quality of Life and Safety scores.

    Economic Health: I took a look and the median household income looks like 170k, which is pretty impressive. This obviously comes from being a Houston suburb so it’s probably close to somewhere like Friendswood so we can say that’s a good indicator.

    Education and Health: The rapid growth is going to negatively skew these areas until the city and private industry can adjust so that’s going to be a negative until that happens. I did see that 47% have a college degree so that’s a pro.

    So ‘Soon’ is a reach and a very objective term. Maybe in 20 years - the seeds are there so Fulshear is a good place to watch (and invest in).

    I like Kingwood but man is it growing fast. It's literally unrecognizable from just 10 years ago.

    Moving from the very front to the very back 5 years ago definitely helped. Moved from a brand new cookie-cutter neighborhood to a neighborhood that's been established for 20 years. Definitely feels more like the "livable forest" it's supposed to now. Trees everywhere, quiet streets and the greenbelt trails are awesome.

    It still kind of feels like a small town at times. When you visit local places, walking on the greenbelt, and especially after a hurricane when everyone pulls together and helps eachother out.

    I remember when Alief was the suburb everybody wanted to move to outside of Sugar Land, maybe. That was maybe in the 80s or 90s. I guess it's not the same from the comments I keep reading. I used to ride my bike from Mo City to Alief to play basketball and just to keep in shape (it was usually 95'ish outside. Lost weight like crazy doing that. lol.)

    Gangs, gangs and more gangs. It wasn’t so bad when I was in elementary school, but by the time I got to high school it was over. That was 87-90

    Did we play basketball? Oh hell yeah, lots of it.

    You've lived a sheltered life if you think Alief is bad lmao

    After alief had its lil white flight moment, it became a very working class immigrant type of neighborhood. It has its problems but its generally fine as long as you stay out of some sketchy places. A lot of first gen and recent immigrants. A lot of viet, chinese, hispanic, african, south east asians, etc. A lot of great places to eat. 100% one of the few areas of Houston that has real character to it and im not saying that cause i grew up there too lol.

    Was that the time period for the AG (Alief Gangsters) and Junior AG or was that before those groups?

    Seems like there was stuff going on at the Sonic close to were the Hospital was and/or at the Burger King just past Kirkwood.

    There was a Gang from the Briargate - Willowridge area called The Bad Boys (?) that came to Alief to cause trouble with the Alief folks.
