If you like Sengun, it's the Rockets outright giving him the max. If you don't like Sengun, it's the market dictating the price. The reality is that the Rockets have probably told his agents that they're maxing him the minute they can so they can keep their financial flexibility into next offseason. Not sure how these under the table deals get done with these teams but I'd bet that's the case here.

Jalen is going to be the stranger case this season as he will be the one that will go into RFA and it'll be up to the Rockets to determine whether or not to match the price. There won't be a shortage of desperate teams that will think they can fix him just like Deandre Ayton. The weirder situation will be if his efficiency rises to say 44% from the field and 35% from 3 or something.

Why is that surprising, it's pretty much common knowledge how rookie contracts are based on their draft positions

And rookie contracts are pretty much cheap labor by NBA standard. The real money is in the second contract if they are good.

I know, that's not really the point. It's just kind of crazy to think that that is going to be the case.

Yes, the point being the Rockets have lied before.

Back then they had to sign an offer sheet and the team had 3 days to match.
(Parsons), Bosh was suppose to sign prior to Chandler.

    -----------

I don't believe anything the front office says, Morey is gone but Stone was part of his team.
    And is still here.

None of us knows what goes on behind the scenes unless you are privy to those discussions or have access to that information. Everything else is either speculation or assessment based on historical facts. What is Stone and his team thinking at this moment we literally don’t know.

Sengun is getting the max. Anyone that thinks he isn't can go ahead and say so. If he doesn't end up getting it feel free to tell me "I told you he wasn't" in a year.

Sengun compared to his peers deserves the max as of now. But player trajectories aren't linear and sometimes dudes have down seasons. There is a reason why Sengun or any player in his position would rather get it done now than later because unforeseen things could happen.

Like I'm 90% certain he'll get max offers next off-season but there is always a risk of injury or just flat out having a disappointing season.

Sure let’s all wait and see. Frankly I don’t think the Rockets are sure on either guy and like us they are waiting and seeing.

Yep, Sengun's agent doesn't talk to him.....Sengun overseas crying about wanting to sign.

Made Sengun look desperate unnecessarily. Got his fanbase all worked up unnecessarily.

    Restricted Free Agency
    https://www.nba.com/news/free-agency-explained

Restricted free agency looks the same to me (updated July 1, 2024).

*Yes, I know the team can negotiate with Sengun days prior to opening day of free agency.
*Sengun can wait until star free agent signs....then sign him (like Maxey).
*Sengun can sign an offer sheet; Rockets have two days to match (this one is
    letting (Market Set Price)
*Not sign an offer sheet from Houston up until March '26
    *Create a Sign-n-Trade

For the record, none of this is different from my recollection. Yes, a lot can go into the process.

    https://en.hispanosnba.com/transactions/nba-free-agents

If you look at the current list, there are no UFA worth a darn at the top of the list
    at every position.

Doubt Rockets are holding up from signing Jalen-Sengun until after bringing in one
of these lousy free agents on the list above.

So yes, everyone will offer Sengun a max deal......and Rockets will match.
    Or
Sengun will wait (knowing Houston will sign him at max) Rockets hoping to trade for Booker, then
    sign him.

Do I think Houston has that deal in place so far away from next summers free agency.....No
Do I think the Rockets will set that arrangement days before free agency next summer....Yes
    .

Rockets had that same deal with Parsons; but Chandler jumped on $14M Cuban (Mavs offer)
instead of waiting on $8M. Rockets were trying to bring in Bosh. Bosh wanted to stay with LeBron.
Melo was going to sign with Miami once Bosh signed with Houston.

Sometimes plans of mice and men don't work out.....sometimes they do.

Edited: I see I put 24-25 free agent list. Let me look for 25/26
    https://hoopshype.com/lists/2025-nba-free-agent-rankings/

Naz Reid, Myles Turner, and some others might be interesting.

No team will be dumb enough to make a restricted offer sheet to sengun. The cap space isn't just for FA, it also helps with trades. You can take more salary in a trade if you have the cap space

Nope, nobody would try. How many teams offered maxey a contract? A whopping zero?

Do you mean Morey made them bring him an offer, or the CBA required it?

RFA players were never required by the CBA to sign an offer sheet. However, Morey often made his RFA players get an offer, if he thought they were asking too much.

But, Patrick Beverley didn’t ask for too much, so Morey re-signed him outright fairly quickly:
    https://www.nba.com/rockets/news/rockets-re-sign-patrick-beverley

Cuttino was also an RFA, but he signed outright with us.
