Bryan/College Station the new Austin?

    This is all coming from a former Aggie & BCS property owner. If any of my takes should be taken seriously it's this one. Probably up 9% on SQQQ now too. GOOD LUCK.

    Wth? QQQ is down 8% in the last month and you're only up 9% on a stock that does 3x its inverse? This is why you're still working that 9-5. :(

    I think what most people are saying is that Austin always had its shtick like it was known for music, it had UT which was known as one of the best universities in the nation and a party school, it was the state capital, it was near the best BBQ in the state and people would travel around there for it because cities like Dallas and Houston sucked for BBQ in those days, and that soon became it HAD the best bbq in the state with Franklin, La Barbecue, and probably at least a dozen others, etc.

    So what is College Station known for other than the Aggies? I honestly don't know, but the couple of times I went there, the city was basically A&M and nothing else. I never thought about it until Fargo's BBQ became the best bbq joint ever reviewed by Daniel Vaughn (to that point). But that was a few years ago, so what's it known for now that makes it a possible "new Austin".

    The amount of development has grown amazingly over the last 20 years. The amount of development AROUND B/CS has grown quite a bit too. Its not the next major town, however.

    It's been all downhill for College Station and Bryan since the Steve & Barry’s went out of business.

    That's the 2nd location. I'd assume it's just as good.

    EDIT: That's the one they put at #3 in Texas Monthly. Go try it out.

    when I drove north on 59 past Huntsville there was a hilly town that I enjoyed visually. Cant remember if it was port neches or nacogdoches

    I said this too when I first heard it, spoke to some pretty important sauces who back you up but no I don’t think it’ll ever be an “austin” but a mini Boston probably
    Where did you get real estate? I know people who have netted 8 to 9 figures on modest initial investments, it’s a gem from the perspective of real estate developers

    I agree with this, I was just talking about growth and the growth of Austin in the last 5 years has really had nothing to do with the original shtick.

    My point was this area in centrally located to a lot of things and housing prices will be much less than Austin and the surrounding areas.

    This has nothing to do with if BCS is as cool a city as Austin it's about availability and pricing and it's within 2 hrs of major cities like Houston and Austin.

    If people move to the area it will attract better restaurants and other things and there is a nice food truck scene, bubbling up in the BCS.

    I am old enough to remember that Austin was not always AUSTIN, it was an afterthought until tech moved in, That's the biggest thing holding BCS back, and I don't know if it will ever attract white collar jobs like Austin.

    I am not saying BCS will ever be as big or as cool as Austin but it could be the next big growth area with not much added.
