    CULTUREMAP AUSTIN) – With home prices in the City of Austin approaching $500,000, local residents are clamoring for affordable housing. An Austin startup thinks it has devised an inventive alternative: a community in South Austin with dozens of microhomes available for rent.

    The startup, Casata, has started construction on a 6-acre site at 10400 Old Manchaca Rd. that will feature 66 one- and two-bedroom microhomes. Each home will measure 378 to 758 square feet — larger than many hotel rooms but smaller than many apartments. Casata says the microhomes, made by Champion Homes, will be ready for move in on July 1.


    Monthly rent at Casata will range from $1,200 for the smallest microhome to $1,480 for the largest microhome. According to rental platform RentCafé, the typical 865-square-foot apartment in Austin rents for an average of $1,398 a month. Meanwhile, personal finance website SmartAsset pegs the typical monthly payment at $1,938 for a home in Austin.

    Highlights of the development — Casata’s first project in Austin — include:

    • no shared walls
    • individual yards, each with a patio and porch
    • high-tech functionality, including the ability to remotely control a microhome’s thermostat, locks, and lights
    • solar power
    • low-flow plumbing
    • dog park
    • outdoor yoga park and concert space
    • resort-style pool
    • fitness center
    • coworking space
    • movie and game room
    • food truck area
    • charging stations for electric vehicles
    “The Casata concept is an innovative approach to housing for millennials,” Aaron Levy, CEO of Casata, says in a March 29 release. “Microhomes are a great option for millennials who are less worried about material items and more focused on experiences. Casata offers competitive rent rates while providing an incredible living situation.”

    Casata says it also plans to develop microhome communities in San Marcos and Waco.

    I’ve driven by the community a few times. It’s a stretch to call it Austin. As was mentioned, it’s pretty much all the way to Buda. It’s probably a solid half hour drive to get to downtown Austin

    Crazy real estate prices is actually not a good thing, especially in Texas where there is no CA Prop 13 protection.

    I think that's a pretty good idea for a single person or a couple.

    So it has benefits of apartments of requiring minimal maintenance and community amenities without having to share a wall with someone and have your own little backyard and porch.

    The location is a little far if you work downtown (20 minutes driving w/o traffic, so maybe 40 minutes during rush hour?).

    I think people would absolutely jump at something like this In Houston if it can be built anywhere inside 610 at this price.

    My business partner and I have been discussing a redneck version of this for a couple of years with prefab cabins. Average price to buy an apartment complex in the Houston Area is 50-70k per door. We could probably set up each site for around $25-35k each out in 'country' areas of Houston. Build up the business, get good tenants in, sell within 5 years.

    The biggest cost for within the 610 loop would be land. I think you could sell the tiny house farther out along the main highway arteries within the bw8 loop.

    True but it’s up to 758 square feet. It sounds like apartments but they’re discrete. Good value for sure.

    True. Somewhere along 90 before bw8 would be great. My wife used to live just outside bw8 and 90 and it was surprisingly convenient to access the city considering how far out it is for the price of the house.

    Can't you rent a decent-sized house for $1800-$2k/month? I dunno - haven't looked at rental properties in a while.

    These tiny homes have been popular for a while -- they even have their own tv show. lol. I also think there already are a few tiny home communities in Austin, so this isn't really new. I had looked at some of these a few years ago and back then they cost something like $50,000 - $170,000 or something. This is one Austin community I looked at a couple of years ago where I thought the houses actually looked kinda cool : https://villagefarmaustin.com/

    I have no issue against them, but the ones I've seen seem like you're either living in a box or a hallway. These things are more an indication of housing prices than anything else. I have no intention of living in something that tiny, but ultimately, I also would want at least 1/2 - 2 acres of land to live on, too.

    Yes, and living so far south near Buda would absolutely suck -- plus all your neighbors would probably be insufferable vegan/ crossfitters.

    Plus if you were ok with living in Buda you could just go 3 exits down to San Marcos which is much cooler than Austin. @DaDakota knows what’s up.
