That's interesting. My house was built in 1910, but the problem is I don't know if/when any previous plumbing work was done. I tried contacting the seller to ask, but haven't had any luck getting in touch.
Did David re-pipe your home with PEX or PE-RT? He quoted me $5,000, but it's using PE-RT instead of PEX. His quote included the following: Repipe hot and cold waters with PEX piping system. Includes: kitchen sink, ice maker, washing machine, (2) lavatories, (2) toilets, (2) tub/shower, water heater, water service entry line, and hose bibs. Note: -Will use Legend HyperPure PEX. -Will use copper stub outs at wall penatrations. -Will use 1/4 turn angle stops for faucets and toilets. -Will install ice maker and washing machine boxes. -Will require cutting of walls. Homeowner is responsible for hiring contractor to make repairs. -Will use PEX for waters. -Will use sch. 40 PVC for drain and vent. -Fixtures to be provided by homeowner. -80% due after rough in. Remaining 20% due after trim out.
I'm getting a quote from him too, but it's $7,500 instead of $5,000. I think I need to ask for a lower price. Are you in a single or 2-story home? This is what's included on my quote: Repipe hot and cold waters with PEX piping system. Includes: kitchen with ice maker, laundry, (4) lavatories, (3) toilets, (2) tub/shower, water heater, and water service line with shut off valve. Note: -Will use Legend HyperPure PEX. -Will use copper stub outs at wall penatrations. -Will use 1/4 turn angle stops for faucets and toilets. -Will require sheetrock cutting. Homeowner is responsible for hiring contractor to make repairs
Your quote is higher because you have 2 additional bathrooms and 1 additional toilet. I'm also sitting on pier & beam foundation so it's easy for them to get under the house for a lot of the piping. Are you on slab?
When re-piping galvanized to PEX, is it important to update the piping to the City's line as well? I noticed my quote didn't include that.
I just have one more half bathroom than you. I don't know why he quoted me for the fourth lavatory unless he's counting the kitchen sink. Yeah, I believe I'm on slab at my house. They are running the pipes down from the attic I think. So do you guys think that justifies the extra $2,500.
Lalo Rodriguez did my grandma's house (about 1500 SF) and he charged like $3k or so. Did a good job and everything works. The guy is always busy though, so it's hard to get a hold of him. For anyone looking to try someone, feel free to give this guy a call: 713-213-6045. FYI, it's hard to understand his english, so if you can speak spanish, it would probably be easier to speak to him in spanish.
One more thing. He did mention that my house would be a 3 day job. Maybe yours would only take 2 days? Maybe that's why I'm paying $7,500 instead of $5,000.
Do you happen to have your printed quote from David still? Curious to know whether he used PE-RT or PEX for you. I'm still unsure what the difference is.
He used Pex. I don't recal him mentioning pe-rt piping and I don't know anything about it. I would just ask david to explain it more. looking back at the invoice, he actually charged us the same amount, which makes sense because it sounds like similar workloads, so at least you know he's consistent. As for the replacing the pipe from the main to the house, I don't think that's necessary.
Did you notice any differences once the repiping was complete? I heard water pressure might stay the same, but what about water flow when, say, two showers are running at the same time? Or if the shower is running at the same time as the washing machine?
There will be a pretty big difference. Our pressure wasn't that bad to begin with but afterward the pressure was much better and there is much less drop off when running multiple locations. The inside of you galvanized pipes are restricted with buildup over the years. The primary reason the repiping was more preventative and rust reduction than pressure. There was already one leak I had clamped and there were multiple neighbors who had complete blowouts. It was only a matter of time
Thanks. I'm going to finalize the deal with David later this morning. Was there anything additional you asked him to include prior to signing the contract? So far my quote includes the following: Repipe hot and cold waters with PEX piping system.
Nothing else I can think of. Obviously you want to discuss timeline. He made sure to always leave one Bathroom functional at the end of that day. He was flexible with us in that we had one item that needed to be done but was not included in the quote. He fixed it and didn't charge.
All About Plumbing - $5900 Space City Plumbing - $8900 James Plumbing of Pasadena - $7450 Alliance Plumbing - $8400 (started out at $10k but gave a discount o 15% if you signed up for their service package) American Leak Detection (in Spring) - $8100 We are going with All About Plumbing, I think. Having trouble getting them scheduled but will likely use them. I'll advise on the quality of their work when finished. Note: none of these included sheetrock repair after the plumbing was done.
How did it go with Southern Plumbing? They just finished the repipe job at my place. I'm waiting for the inspection tomorrow.
