I was thinking about getting one of these high rises. Some of them have pretty high maintenance fees. What exactly do you get for these fees? It just seems like money out of your pocket.
I don't know about the fee, but the unpleasant odors build up from neighbours cooking ,smoking etc: was very annoying to me in a brand new building what??
It pays for whatever services that your building offers: Pools Rec Rooms Concierge Doormen Custodians Landscaping Security Parking garage General maintenance for common areas (lights, air filters, plumbing) Any other "service" or amenity Perhaps a little into the building owners' pockets
Depends which place. I would not suggest SkyHouse. I haven't lived there, but know several who have. Seems like a shotty/gimmicky project.
Keep looking. Unless you really need a concierge and a personal valet, you can find high-rises with a far lower maintenance fee.
12k a year without dumping into Principal, Interest, or Taxes sounds like you got tons of cash to burn or one-two years of Social Media YOLO to get as much play possible. I'd probably dump that 12k purely into play, but I'm not a high rollin dreamer.
Find out how many elevators from your front door to your vehicle. It's a pain if multiple. You will dread leaving your home. The views are great though. My spot in the Atrium was only 7 floors up, still spectacular.
I thought there was some county drainage (?) fee that kept condo fees in Houston relatively high. $300 at my fairly cheap place in Westchase, compared to $85 for my similarly priced place up in the Midwest.
Aren't the maintenance fees in a high rise building based on the square footage of your apartment? A 3 bedroom penthouse suite is going to be paying more maintenance fees then a first floor studio.
