I don't get why you're so cynical about all this. This place has everything! Fire hydrants, drainage, soil, Bronies, and DJ Baby Bok Choy.

I dont think the one in Texas City is a water park. It is called Adventure Pointe. I think it'll end up more like a Moody Gardens type thing though, and not necessarily a theme park. It didn't look at that big, but maybe they'll surprise everyone.
Is it going behind the outlet? I live just a few exits before it. haven't noticed any land being cleared, but I remember hearing they were putting a roller coaster or something there.
